landlord & tenant update

Santa Clara has instituted specific protections for residential tenants.

Residential tenants experiencing financial hardship due to COVID-19 should inform their landlords in writing to prevent an eviction. Tenants shall provide documents of financial hardship to their landlord. Tenants are liable to pay back rent within 90 days after the expiration of the emergency ordinance. If tenants do not pay back rent within the specified time frame, then landlords are permitted to charge late fees or other fees associated with nonpayment of rent. Landlords are not permitted to evict affected tenants.
