Newark has instituted tenant protections for residential and commercial tenants.

Commercial and Residential tenants experiencing financial hardship due to COVID-19 should inform their landlords in writing before rent is due or within 7 days after rent is due to prevent an eviction. Tenants shall provide documents of financial hardship to their landlord. Tenants are liable to pay 25% of the back rent within 45 days, another 25% within 90 days, the third 25% within 135 days and the remaining balance within 180 days after the expiration of the emergency ordinance. If tenants do not pay back rent within the specified time frame, then landlords are permitted to charge late fees or other fees associated with nonpayment of rent. Evictions of affected tenants are not permitted.
