The California Association of Realtors has provided guidance for real estate agents in handling their responsibility to do a visual inspection disclosure in light of COVID-19. Notably, CAR suggests a few alternative approaches, including making the best case effort to disclose what was seen in any prior or limited visit, making a disclosure that the agent is unable to visit the property and thus that the disclosure is based on a virtual tour, or that the disclosure that the agent is unable to visit the property and thus that the disclosure is based on photos and video.
